Dynamic pricing engine
Base prices, seasons, weekend rates, last-minute and gap-night discounts, guardrails and long-stay tiers — how the per-night pipeline works and how to switch each rule on.

The idea
BnB Console prices each night through a fixed, predictable pipeline — the same approach dedicated pricing tools use, built in and free. Every rule ships off; you switch on only what you want, and every quote can show you its per-night math, so there is never a mystery number.

How a night is priced
- 1Raw price: an explicit date price wins over a season, which wins over your base price.
- 2Day-of-week: weekend percentages adjust the raw price (skipped when you set an explicit date price — what you typed is what you get).
- 3Premiums stack, discounts don't: of the last-minute ramp, gap-night discount and slow-pacing nudge, only the single largest discount applies — they never compound into an accidental fire sale.
- 4Guardrails: a hard minimum and maximum clamp the result, with an optional higher floor for far-out dates.
- 5Long stays & extras last: weekly/monthly tiers discount the accommodation subtotal, then extra-guest fees, cleaning fees and taxes are added — each computed on its own base, exactly once.
The rules in practice
Seasons for ski winters and lake summers; date prices for New Year's Eve and race weekends; weekend % for Friday–Saturday demand; last-minute ramp to fill next week's empty nights at a controlled discount; gap nights to sell the awkward two-night hole between bookings (minimum-stay rules relax automatically for exact gap fills); pacing to nudge prices when a month is booking slower than you'd like; and long-stay tiers for the remote-work month-long guest.
Prices are promises
The moment a reservation is created, its complete quote — nightly breakdown, discounts, fees, taxes — is frozen onto it. Invoices and reservation pages read that snapshot forever. Change your pricing tomorrow; yesterday's guest still sees exactly what they agreed to.
