To take home the full $810.00 after Airbnb's fee, the same stay has to list at a subtotal of $958.58.
Divide by (1 − fee), never add the percentage back on: the fee is taken from the larger re-priced total, so adding 15.5% leaves you short.

How the calculator works
Every figure comes from three lines of arithmetic:
booking subtotal = nightly rate × nights + cleaning fee + other fees
Airbnb's fee = booking subtotal × 15.5%
you keep = booking subtotal − Airbnb's fee
Taxes stay out of the subtotal because Airbnb leaves them out of its fee base. The direct-booking figures take card processing at Stripe's 2.9% + 30¢ US rate off the same subtotal, plus the 2% BnB Console booking fee on the Free plan.
To reprice, divide rather than add: to keep the payout you had when hosts paid 3% under the old split fee, list 14.8% higher; to keep the whole price, list 18.3% higher, which is dividing by 0.845 — the figure the calculator and the table's last column show.

- How do I calculate Airbnb host fees?
- Add up the booking subtotal — nightly rate × nights, plus the cleaning fee and any pet or extra-guest fees, taxes excluded — and multiply it by 15.5%. The stay the calculator opens with, $180 × 4 nights with a $90 cleaning fee, has a $810 subtotal, so Airbnb's fee is $125.55.
- How much will I make on Airbnb after fees?
- Your payout is the booking subtotal × 0.845, or 84.5% of it. On the same $810 stay that is $684.45, and 40 bookings like it a year pay Airbnb $5,022. Cleaning, supplies and income tax still come out of your share.
- Does the calculator include taxes?
- No. Occupancy, tourist and sales taxes sit outside Airbnb's fee base, so the calculator leaves them out too: enter your nightly rate, cleaning fee and other fees before tax. Where VAT or GST is charged on the service fee itself, add it on top.
- Can I use a different fee rate?
- Yes. The Airbnb host fee field starts at 15.5% and takes any rate: set it to 16% for a listing in Brazil or Mexico, or to your own figure if you have a hotel-style or contracted account charged between 14% and 16%. Every result follows, including what to list at.
- Is anything I enter saved?
- No. The calculator works out every figure in your browser as you type. It sends nothing to a server and writes nothing to cookies or local storage, so reloading the page starts it again from the example stay. The site counts page visits, but never the figures you enter.
