Reservations, calendar & channel sync

Calendar sync works through iCal links: each platform publishes the nights it has sold, and imports the nights the others have sold. Connect a property once, in two directions:

1. 1Bring their dates in. In Airbnb, Vrbo or Booking.com, open the listing's calendar settings and copy its calendar export (iCal) link. Paste it under Properties → your property → Calendar sync. Imported stays show as Reserved with the channel's icon, and blocked nights read Airbnb blocked, Vrbo blocked and so on, so you always know who holds a date.
2. 2Send your dates out. On the same page, copy Share this property's calendar and import it into each platform. Direct bookings, phone bookings and your own blocks now close those nights everywhere.
3. 3Let it run. BnB Console re-reads every feed every three hours, or straight away with Sync now, and shows when each one last synced.

The Calendar page shows every property and every night of a month on one screen — the view for spotting empty gaps and turnovers that land on the same day. Its menu item counts the booking requests waiting on you, so a request never sits unseen.

Each property also has its own availability calendar, colour-coded by who holds each night — direct bookings, each connected channel, your own blocks. The date checker above it answers "is it free and what would it cost?" using exactly the same rules guests see.

Direct requests, reservations you enter by hand and stays imported from other channels all live in one list, tabbed by where they are in their life: Requests waiting on you, Arriving, Departing, In house, Upcoming, Past and All. Every row shows its channel: Direct, or the one it came from, such as Airbnb or Vrbo.

1. 1Direct requests arrive pending, with the guest's phone number so you can reach them about arrival. You hear about each one by email and, if you turn them on, by push notification. Confirm or decline in one click and the guest is emailed either way; a request nobody answers expires and releases the dates.
2. 2Quotes: for guests who ask by phone or email, create the stay and send a quote — they review the locked-in price and cancellation policy on a private page and accept with one tap. One automatic reminder goes out before it expires.
3. 3Phone and walk-in bookings: under Reservations → New reservation, start typing the guest's name and pick a returning guest to reuse their email and phone. The booking gets the same pricing, invoices and automated emails as everything else.
4. 4Blocks: owner stays and maintenance hold dates without pretending to be guests.

Each reservation freezes its full price breakdown and cancellation policy at the moment it is created — later pricing changes never rewrite what a guest already agreed to. If you add the optional tracking snippet to your own website, the reservation also shows how the guest found you — search, an ad, social media or another site — and the pages they read before booking.

Polite checking alone does not prevent double bookings — two guests can press Book in the same second. In BnB Console the database itself refuses two confirmed stays on overlapping nights, however they arrive. Back-to-back checkout and check-in on the same day is still allowed. When money enters the picture, continue with payments, deposits & invoices.
