How to Get Direct Bookings for Your Vacation Rental

Direct bookings come from guests you have already earned. A practical sequence: capture the guest, give them somewhere to book, and make the second stay easier than the first.

Start with where they come from

Direct bookings are not won by advertising against Airbnb. Nobody searching for “cabin near the lake” will find your website before they find a marketplace, and trying to outbid one for that traffic is a losing proposition.

Direct bookings come from guests you have already earned. Someone who stayed and enjoyed it. Someone they told. Someone who saw the property on Instagram and searched for it by name. Those people are already looking for you — the only question is whether they find a way to book that does not charge commission.

At 15.5%, forty bookings a year like the $810.00 example used here pay $5,022 in commission. Converting even a quarter of them to direct is roughly $855.60 a year kept.

1. Build the destination before the traffic

The single most common mistake is promoting before there is anywhere to land. A guest who has to email and wait for a reply will open the app and book in ninety seconds instead. Before you tell anyone, you need:

  • Real availability, synced from your listings, so the dates shown are true.
  • A real price for the dates requested — including your cleaning fee, extra-guest charges and taxes — not “from $180”.
  • A working checkout that takes a card and confirms instantly.
  • The obvious reassurances: photos, a clear cancellation policy, an address or area, and a way to reach a human.

What a direct booking page needs to include covers this in detail.

2. Capture the guest while they are still delighted

The best moment to earn a second stay is during and just after the first, while the guest still remembers the good coffee and the quiet. Weeks later they remember neither your property name nor your website.

  • The welcome book. A printed card by the kettle with your address and a QR code outperforms almost anything digital, because it is in front of them for the whole stay.
  • The check-out message. Thank them, then mention that booking direct next time is easier and cheaper. This is permitted after a completed stay — it is soliciting a booking in progress that platforms prohibit.
  • A review request that goes to your own address. It gets you the review and, more importantly, a guest who now has your email.
  • Your Google Business Profile. Guests searching your property by name land there first, and it can link straight to your booking page.

3. Make the second stay easier than the first

A returning guest has already decided they like the place. Remove every remaining reason to hesitate:

  • A returning-guest rate. You are saving 15.5% — passing a little of it back converts far better than it costs.
  • Tell them when their dates open. If they came in July, a note in January when next July opens is the highest-return message you will send all year.
  • Do not make them re-enter everything. The fewer fields between them and a confirmation, the more of them finish.
  • Confirm instantly. An immediate confirmation email with the address and check-in details matches what the marketplace gave them. Anything slower feels like a downgrade.

4. Be findable by name

A guest who heard about your place from a friend will search its name. Make sure they find you rather than your Airbnb listing:

  • Give the property its own page with its real name in the title, and use your own domain when you can.
  • Claim the Google Business Profile and link the booking page from it.
  • Put the link in every bio — Instagram, Facebook Page, anywhere the property appears.
  • Keep the listings live. They rank for your name too, and a guest who books through one is still a guest you can convert next time.

5. Protect the calendar

One double booking undoes a year of goodwill. Sync availability both ways before you promote anything, so a direct booking blocks the dates on every listing within minutes.

Decide your cancellation and deposit terms before the first booking too. Taking a deposit at booking and the balance before arrival is standard, and it protects you from the no-shows that marketplaces otherwise absorb on your behalf.

What to expect

A property in its first season has no repeat guests, so direct bookings will be near zero — that is not failure, it is arithmetic. The strategy compounds: every stay adds someone to the list, and by the third or fourth year a meaningful share of the calendar can fill without commission.

The aim is not to leave the marketplaces. It is to stop paying discovery fees on guests you already own.

Frequently asked questions

How do I get my first direct booking?
Almost always from a past guest. Set up a booking page that can take a payment, then put its address in the places guests already look — your check-out message, your Instagram bio, your Google Business Profile and the welcome book in the property. The first direct booking is usually someone who already stayed with you.
Should I delete my Airbnb listing?
No. Airbnb is the best discovery channel a new property has. Direct booking is for guests you have already earned — repeat stays and referrals — not a replacement for the marketplace that finds strangers for you. Most established hosts run both indefinitely.
How do I avoid double bookings?
Two-way calendar sync. Your direct booking site must import availability from every listing and export its own, so a booking made anywhere blocks the dates everywhere. Set this up before you promote the site, not after.
Should I offer a discount for booking direct?
You can afford to. If a marketplace takes 15.5% and direct costs you a few percent, some of that gap can go to the guest and still leave you ahead. A modest returning-guest rate converts better than a generic discount because it rewards the behaviour you want.
