Guesty Lite costs from $29 per listing a month for 1 to 3 listings, or from $20 a listing billed yearly. Guesty Pro, for 4 listings or more, is priced by quote. A host with two listings on Lite pays from $58 a month on monthly billing; a host with five has to ask for a Pro quote.

Lite or Pro
Guesty sells two packages for hosts, split by how many listings you have:
- Lite, for 1 to 3 listings: Airbnb, Booking.com and Vrbo connections, a multi-calendar, a unified inbox with AI reply drafts and automations, at a published price per listing.
- Pro, for 4 to 199 listings: 60+ channels, an owner portal and statements, revenue management and 24/7 support, priced by quote. Enterprise, for 200 or more, is a custom offer.
Guesty counts each separately listed room as a listing, so a property listed room by room costs more than one listing. Its help article on Lite fees (opens in a new tab) sets out how billing works.
Is the booking website included on Lite?
Guesty's pricing FAQ says Lite includes a direct booking website, while its Lite page lists the booking engine under add-ons. Before you count on it, ask Guesty whether your Lite plan includes the booking engine or charges for it. On Pro and Enterprise, its more advanced website builder is a paid add-on.
What LiteOptimizer adds
LiteOptimizer, marked as a limited-time offer, lowers the yearly base price to from $9 a listing and adds 1% of your monthly reservation revenue, counting rent, guest fees and extras, billed by check-in month. It includes PriceOptimizer, Guesty's pricing tool. Whether it costs less than the plain yearly plan depends on your revenue: at $1,100 a month per listing, the 1% comes to the $11 difference.
What 1, 2 and 5 properties cost a month
The fairest comparison is the setup most independent hosts run: a direct booking website for every property, on the cheapest published plan that includes one.
